A successful custom home starts well before construction begins

Our preliminary process allows us to learn everything we need to know about your property, your budget and the way you and your family want to live. The more we understand at the beginning, the better equipped we are to design a home that meets your needs, suits your land and remains aligned with your budget.
This is an open and transparent process. We ask that you are upfront with us about what you want and how much you are comfortable spending. In return, we will be honest about what can be achieved within your budget and clearly explain the options, costs and compromises involved.
By asking the right questions early, we can make informed decisions together, reduce uncertainty and work towards the best possible outcome.
What’s Included in the Preliminary Process?
1. Soil Testing
A soil test identifies the classification and characteristics of your site. This information allows us to make more accurate allowances for foundations and site costs from the beginning, helping to avoid unexpected expenses after the home has already been designed.
2. Contour Survey and Boundary Checks
A contour survey confirms the levels, boundaries and dimensions of your property. This allows us to design your home accurately on the block while considering setbacks, site levels, access requirements and relevant council regulations.
3. Preliminary Council and Compliance Checks
Once an initial version of your design has been prepared, we send it to our building certifier for a preliminary assessment. This helps identify any planning, siting or compliance issues early, before the design progresses too far and costly changes are required.
4. Drafting and Design on Your Block
This is where your new home begins to take shape. We can draw inspiration from the Yellowwood designs you like, then customise the layout to suit your property, lifestyle, personal taste and family’s requirements.
5. Preliminary Engineering Advice and Wind Rating
Once the initial design is established, we seek preliminary advice from our engineers and confirm the site’s wind classification. This allows us to identify potential structural considerations that may affect the design or building price before the plans are finalised.
6. Unlimited Design Revisions
Your design does not need to be perfect on the first, second or even third revision. We will continue working with you to refine the layout until you are completely satisfied with your new home design.
7. Detailed Inclusions and Upgrades Consultation
Once the design is established, we will discuss your preferred level of finishes and any desired upgrades. This includes items such as cabinetry, flooring, plumbing fixtures, appliances, electrical requirements and other important details.
These discussions allow us to prepare a comprehensive price that includes the features you want while remaining mindful of your overall budget.
8. Finalisation of Your Detailed Quote
After the design, site information and inclusions have been confirmed, we will prepare your final building quote. This will clearly detail the scope of works and inclusions for your new home and will form the basis of your building contract.
9. Preparation of Your Fixed-Price Building Contract
Once you have accepted the final quote, we will prepare a fixed-price Master Builders building contract for both parties to review and sign.
With the contract in place, we can move into the next exciting stage—bringing your individually designed Yellowwood home to life.
Preliminary Service Fee
The fee for our complete preliminary service is $5,500 including GST.
This is not an additional cost on top of your build. When you proceed to your building contract, the $5,500 you have already paid will be credited towards the required 5% contract deposit. You will only need to pay the remaining balance of the deposit.
